Observer overview

Observers are building stakeholders who need oversight without operational access. An Observer might be an owner, board member, auditor, or asset manager.

  1. Accept your invitation and understand scope
  2. Use the dashboard and building pages
  3. Understand ticket access and privacy
  4. Read announcements, news, and incidents
  5. Use analytics and personal settings
  • view assigned building dashboards
  • view privacy-limited ticket overviews
  • open assigned building pages
  • read published announcements and news
  • read active incidents that staff made visible to residents
  • view aggregate building analytics when the organization’s plan includes analytics
  • manage their own profile, security, and notification preferences

Observers cannot create, edit, delete, comment, publish, invite, or manage operational records. They also cannot open People or landlord rosters, Knowledge Base management, contractor cases, ticket-pattern controls, billing, or organization settings.

Observer access is not the same as Landlord access. If you need to handle tickets or communicate with tenants, ask the organization admin whether the Landlord role is appropriate.
